As Senior Project Manager at 3-D Conservation Group, LLC, I oversee projects from start to finish, ensuring seamless execution and impactful results. With three years of experience in the land investment industry, my passion for this field is deeply rooted in my family’s farming background and a lifelong commitment to improving land.

Born and raised in Broken Arrow, OK, I spent 12 years managing a hunting outfitter camp in Canada and a year in Hawaii enhancing property values. These experiences cultivated my skills in land management and property development.

An avid outdoorsman, I enjoy spending my free time immersed in nature, whether hunting, hiking, or exploring the great outdoors. What drives me most is helping others realize their dreams of owning land, building their ideal homes, and creating spaces where families can grow and thrive.

Along the way, I met and married my wonderful husband, and together we are raising two beautiful daughters. Our home is filled with a variety of animals, making every day lively and rewarding. With a background in organization and public relations, I bring valuable experience to my current team, where I'm dedicated to making a positive impact and fostering meaningful connections.

Hi there, my name is Livi Shubert, and I am proud to serve as the Accounting Manager for 3D Conservation Group. I live in Bixby, OK, with my childhood sweetheart and our three beautiful children. Ten years ago, I moved to Tulsa from New Mexico. I grew up working on farms and ranches, an experience that instilled in me a deep love for the land and a strong work ethic.

With over 8 years of dedicated experience in accounting, I have a solid foundation in financial stewardship and I excel in navigating the details of financial operations that drive organizational success.

Beyond the world of numbers, I find joy in outdoor activities like hiking and running. However, my greatest joy comes from spending quality time with my family.

As the Director of Planning and Development for 3D Conservation Group, I leverage my expertise to drive positive change in the communities we serve. When I’m not working on innovative planning initiatives, you can find me spending quality time with my family - my husband and two children, a son and daughter - or exploring the natural wonder of our great state.

As the Director of Operations, I bring a solutions-driven mindset to optimizing processes and streamlining operations. With a background in land surveying and degrees in petroleum engineering and business from the University of Oklahoma, I approach challenges with both technical precision and a holistic view of organizational dynamics. My education and experience provide valuable insights into understanding a company as a cohesive machine, where every part plays a crucial role.

I grew up in Bixby, Oklahoma, and now call Broken Arrow home. My approach to work is shaped by a lifelong commitment to hard work and innovation, which I apply to solving problems and optimizing processes.

Outside of work, I enjoy life with my wife, Hannah, and our two dogs—Bleu, a Labrador, and Tilly, a mini Dachshund. Continuous learning and improvement drive me both personally and professionally.

Now that they’re grown, I enjoy spending my time tending to my vegetable and herb garden, cooking, and taking care of my three dogs. My professional background includes 28 years of accounting experience in the auto industry, and I’m excited to bring my knowledge and skills to this wonderful team.

  • How did you find out about my property?

    We search as many public county records as we can to find the best option available. Your property was one of a handful which we selected that meets our criteria. 

  • How did you determine the value of my property?

    We use a comprehensive combination of our knowledge, public records, comparable sales, and current fair market value. 

  • What do you do with the property after the purchase?

    Each property goes through a unique process to identify its full potential. No two tracts are the same, we pride ourselves in finding the highest and best use for each property. This often includes long term investment, recreation, and possible future development. 

  • How do we agree on a price?

    We are an open book, call us directly, we would love to have a discussion with you. 

  • How does the sale and closing work?

    Once we agree upon a price, and have a signed contract, we handle everything from start to finish, including all cost and fees. We pledge to keep you informed every step of the way. The price we agree upon will be the amount you will walk away with at closing. From start to finish, these transactions typically take 30-60 days.
